Description: Alterations for the conversion of the first floor of a two-storey barn for use ancillary to the dwelling house and alterations for the conversion of two single storey barns to small scale bed and breakfast accommodation.

Response from Buxted Parish Council to Wealden District Council: no objections, recommend approval.  Members of the parish council commented that this was a good planning application, with extensive heritage reports which give good recommendation’s.

Description: Erection of single storey rear extension.

Response from Buxted Parish Council to Wealden District Council: no objections, recommend approval.

Location:  Totease House, Station Road, Buxted, TN22 4DP

Description: The replacement of existing roadside fencing and entrance gates with acoustic fencing and entrance gates.

Response from Buxted Parish Council to Wealden District Council: It would have been better to have an image of the actual gates rather than an example as it is somewhat of a shame to lose the sandstone entrance. If WDC are happy with the replacement close boarded type fence in this high-profile location, the PC would raise no objection.

Proposed side extension to ground floor and first floor extension with

newly positioned outdoor swimming pool and new pool room. Including a proposed gate to existing access point leading to 6 new parking bays.

 

Approved. Response to parish council: The Parish Council comments are noted. The scheme is on the upper limit of acceptability, but contextually acceptable. The increase in height is only generally viewed in long range views from High Hurstwood where it is seen against the rising land on this side of Buxted, and the associated increase in height of other dwellings. As a result, it would be difficult for the Council to rest a two storey dwelling. In regard to neighbour concerns, the additional height dos not impinge upon neighbouring amenity to

such an extent that would justify withholding planning permission. The main bulk of concerns raised in representations relate to use of the swimming pool and what might be described as unsociable activity. This is not a matter for this planning application and beyond the powers of the planning authority. Any nuisance noise caused by use of the pool could be potentially remedied by the Pollution Control Team of the Council.

Approved: WDC response to Buxted Parish Council: The application is for accommodation for a rural

worker policy DC2 and Paragraph 55 of the NPPF are the relevant tests for this type of

application. Planning conditions and legal agreements can be used to control the occupation of

the dwelling. The applicant has provided details that show that the site can reduce vehicle trip

generation from the site sufficiently enough to support a dwelling by reducing the number of

livery stables on site by one.
